We provide an array of services around short term property management to out-of-state investors or owners in Nashville.

STR MANAGEMENT

This program is for out-of-town investors who need hands and eyes in Nashville to take care of their asset, and maximize their investment.

 

We coordinate all the operations: from advertising your rental on multiple platforms, to welcoming guests with local gifts, and from preparing the property before check-in to inspecting it after guests' departure.

 

Our highly trained team will handle every detail to make sure guests have the best experience possible, which result in great reviews, and therefore, more bookings!

 

Every month, you receive an owner’s P&L and payout will be directly deposited on your bank account.

Property Management

Guest Services

We are on call 24 hours a day, 7 days a week, 365 days a year and have an on-site hosting team to assist the guests throughout their stay. We provide concierge services such as babysitting, grocery shopping, VIP tickets, breakfast orders, luggage storage, and chauffeur services to and from the airport.

Accounting

We collect and remit sales and occupancy taxes to the State / the county on your behalf. We reconcile Revenue and Expenses on a monthly basis, and issue an owner statement by the 15th of each month. We can also handle your utility bills for an additional cost.

Marketing

Whether you have an existing listing or need help creating one, we manage every aspect of your Airbnb property, and we advertise on the appropriate platforms for you, in line with the marketing strategy. We optimize revenue thanks to our dynamic pricing tool that we fine-tune on a daily basis to guarantee a high occupancy.

Cleaning & Maintenance

We coordinate and train cleaners, restock and spot check the units prior to guest's arrival. We make sure everything works prior to guests' check-in to guarantee a memorable experience to guests, which allows us to have about 10% returning guests!

HOA MANAGEMENT

This program is dedicated to STR complexes. We manage the HOA budget, schedule maintenance, care for building, pest control, landscaping, and more! All that with an eco-friendly approach.

Accounting

We manage the operating and the reserved accounts. We ensure the accounts are properly funded. We render accurate income and expense to the association board of director.

Administration

We plan and execute HOA meetings. We send minutes after the meetings and make proposals to improve the building.

Maintenance

We work with highly skilled contractors to provide efficient maintenance and building care. We conduct preventive maintenance and pro-actively schedule services. We provide recycling and composting options.

Consulting

This program is for self-managed Airbnbs: if you decide to invest in an STR property that you will manage yourself, and you need help to get started, we are happy to assist! We can provide design services, help you acquire a permit, help you build your listing and advertise on up to 3 platforms, and open our network to you!

STR Permit

We can help you get your STR permits in less than 4 weeks. We can help you transition from another Property Management company, or help you open a brand new place.

Pro Forma

We can provide a detailed pro forma showing assumptions, Revenue, P&L for 24 months.

Interior Design

We can help you design or refresh a space or an entire building, using reclaimed, second hand, minimalist, vintage or eco-friendly furniture and decor.
