Answers to your questions.
We work with two distinct models: boutique hotels and single-owner STR buildings, and condo-hotel or STR developments where units are sold to individual investors. The priorities and operational structure for each are fundamentally different, and we tailor our approach accordingly.
As early as possible. The operational model (layouts, unit configuration, amenity planning, HOA structure, and governance framework) is significantly easier to build into the design than to retrofit after construction. Involving us during the planning phase ensures the building is optimized for STR use from the ground up.
It depends on the engagement model. In some cases, our involvement in the setup phase is offset by our role as the building's named preferred management partner when units go to market. For other projects, fees are agreed based on scope. We discuss this during the initial consultation.
