We can help acquire your permit by collecting all documents, submitting application to Metro codes, meeting the Fire Marshall to validate the permit. This process takes between 1 and 4 weeks depending on how busy Metro Codes are.

We partner with a select group of experienced designers to create distinctive, guest-focused spaces while managing the entire furnishing and installation process—from sourcing and deliveries to setup and debris removal.
What makes our approach unique is that we combine design expertise with short-term rental performance insights. We work closely with designers to recommend optimal layouts, bed configurations, amenities, and OS&E (Operating Supplies & Equipment), ensuring each property is tailored to its target guest demographic and positioned to stand out on booking platforms.
Every design decision is made with one goal in mind: maximizing guest appeal, occupancy, and revenue potential. We also provide and maintain our own professional-grade linens to ensure a consistent guest experience across all properties.

To ensure every property is fully equipped for guests, we charge a one-time linen setup fee during onboarding. This initial investment covers the professional-grade linen inventory required to properly launch the property. After onboarding, owners are only charged a modest annual replenishment fee of $200 to replace normal wear and tear. We believe in complete transparency, which is why all linen-related expenses are included in the performance projections we provide before launch.
Cleaning fees vary based on the property's size, layout, occupancy, and operational requirements. Our fees are competitively priced and benchmarked against other professionally managed vacation rentals in the market. Importantly, cleaning fees are charged to guests and are designed to cover the cost of maintaining the high standards of cleanliness and presentation that today's travelers expect.
No. We believe in simple, transparent pricing. Beyond the agreed-upon management commission, owners are not charged per-stay linen, replenishment, or administrative fees.Any recurring property expenses are discussed upfront and clearly outlined during onboarding and in the performance projections we provide before launch, so you always have a clear understanding of your property's operating costs
